About the Property

The Old Brew House offers a fantastic opportunity to convert a beautiful building dating from 1715 into a total of 8 separate flats.

The current owners have owned the property for a number of years, and have rented it out as offices. Now the lease has ended, they have obtained planning permission for change of use to residential (Woking Borough Council PLAN/2017/0139), to create 8 flats. The building already contains 2 of those flats, which are currently rented out with leases due to expire shortly. These could be sold off immediately if required, or refurbished to increase their value and to bring them into line with the 6 new flats in the rest of the building.

The original building is thought to date from 1715 when it was built for the town brewer, then from 1979 to 1983 it was almost entirely rebuilt and restored. Until recently, the main part of the building was rented out as offices, with the two flats in the right hand part rented out separately for residential use, under Assured Shorthold Tenancies (ASTs).

History of The Old Brew House

The original building is thought to date from 1715 when it was built for the town brewer, then from 1979 to 1983 it was almost entirely rebuilt and restored. Until recently, the main part of the building was rented out as offices, with the two flats in the right hand part rented out separately for residential use, under Assured Shorthold Tenancies (ASTs).

The conversion

The proposed design of the flats is shown in the attached photographs. The current staircase on the left hand side of the building would be removed, and a new central staircase created in the middle of the building, to facilitate access to the two wings to each side, with one flat in each wing on each of the three floors. The existing 2 flats on the right hand side, one above the other, already have their own entrance, and are, we understand, in reasonable condition already. As mentioned elsewhere, these could be sold off immediately after purchase of the freehold of the whole, thus mitigating the cost of purchase. Alternatively, a buyer may wish to refurbish them to the same standard as the other six.

The existing plans show 6 parking spaces, but our clients have obtained permission from Woking Borough Council to fell the trees to the western boundary, creating space for 2 further spaces, making a total of 8, one for each flat.
