Listed below is a summary of points that need addressing prior to commencing the tenancy:
Consent: Ensure you have the correct consents from your mortgagee or head lessor. Insurance: Check that you are fully insured for a tenanted property for both buildings and contents. Mail: Arrange for the redirection of your mail with the post office. Accountant: If required, employ the services of an accountant or tax advisor. Waterfalls Lettings can recommend. Terms of the Tenancy: Agree with Waterfalls Lettings on the terms that have been negotiated. References: Confirm you are satisfied with the references including Bank, Employer and previous Landlord. Legal Agreements: Preparation of the Tenancy Agreement and any notices. Inventory and Schedule of Conditions: Arrange the Inventory and Schedule of Conditions at the commencement of the tenancy. Furnishing Regulations: Ensure that all soft furnishings left in the property meet the latest regulations. Gas Safety Check: Organise a Gas Safety Inspection and ensure that a valid certificate is issued. Electrical Check: Organise an electrical safety check on all systems and appliances left in the property. Contractors: Provide Waterfalls Lettings with a list of preferred local Contractors if required. |
Property Folder: Provide a folder containing information with all instructions and guarantees relating to any appliance left in the property. Keys: Ensure that there are two sets of keys for prospective tenants as well as one set of keys for Waterfalls Lettings if appointed to manage the property. Cleaning: Organise professional cleaning of the property prior to tenants moving in. Gardener: Organise a gardener prior to the commencing of the tenancy. Chimneys: Ensure that the chimneys have been swept prior to the tenancy commencing. Smoke Alarms: Ensure that smoke alarms are fitted and that they are in working order, if applicable. Oil Tanks: Ensure that the oil tank is full at the commencement of the tenancy. Utilities: Arrange for the transfer of utilities into the tenants names and arrange for payment of the closing accounts. Council Tax: Arrange for the transfer of council tax into the tenants names and arrange for payment of the closing account. Telephone: Ensure that there is a line to the property. Bank Account: Provide details of bank account to Waterfalls Lettings in order that monthly rental payments can be paid to your account. |
