Detailed below are costs which would be the responsibility of the Landlord. We are assuming that the property does not require any refurbishment or furnishing expenditure.
One-off costs
Mortgage Consent to Let:
Applicable to all who have a mortgage (approx. £150-£350)
Telephone Installation:
A tenant will insist on a working telephone line.
Professional Cleaning:
Expect to pay £7-£15 per hour
Garden Maintenance and repairs
Expect to pay £7-£15 per hour
Tenancy Agreement
£88.13 inc VAT
Waterfalls Lettings Fees:
- For selection of the tenant only: 10% of the rent plus VAT for the initial period agreed of the tenancy, payable at the commencement of the tenancy, thereafter 5% of the rent plus VAT for the remaining period the tenant remains at the property, payable at the end of the tenancy.
- For the selection of the tenant and rent collection: 10 % of the rent plus VAT payable on a monthly basis, for the period the tenant occupies the property.
- For the selection of the tenant, rent collection and full management service 15% of the rent plus Vat payable on a monthly basis.
Inventory: To be prepared by an independent Inventory Clerk (costs will be advised on individual properties)
Safety Checks:
A Gas annual safety check by a CORGI registered engineer from £60
An electrical safety check from £120 by NIC approved electrician (see section six for further information)
Ongoing costs:
Insurance
The Landlord is responsible for insuring the building and contents listed on the inventory.
Service Charge
The Landlord is generally expected to pay the service charge.
