What are the costs of selling?
Solicitor/Conveyancer
Not all conveyancers/solicitors charge the same. Neither are their services identical. At the budget end of the spectrum, there are firms whose charges are fixed regardless of the sale price. Typically, though, a sale price of, say, £125,000 will cost around £200 to £500. £250,000 will cost around £350 to £750. £500,000 will typically cost around £450 to £950 or more if you're using larger firms such as those in London. Be warned, though, cheapest is not always best!
VAT
Currently 20% of the conveyancer’s fee.
Estate Agent
Expect around 1.25% for a Sole Agency, 1.5 to 2% for a Multiple Agency. Some agents charge less, but check on the service they provide and make sure that your property will be properly marketed so that you achieve the best price for it. Remember, you do tend to get what you pay for!
